You’ll complete a questionnaire and submit inspiration images, helping us understand your vision before committing to full plans.

The lender will gather some financial information with you to help you determine your qualifications.

This info will help you determine the boundaries for your budget.

Phase 2: Preliminary Budget Estimate

We take your conceptual plan and apply draft-level specifications to develop a detailed Preliminary Budget Estimate.

Using real-world pricing and historical data, we assign allowances and highlight how different selections may affect total cost.

This is your first clear picture of what it could take to build your home.

DRAFT PRELIMINARY PLANS

To ensure there are no surprises, we will create a baseline set of specifications to build upon during the custom selections phase.

Phase 3: Finish Selections

Work alongside our in-house design expert to make selections that reflect your style and fit your budget.

We start with structural finishes, then move through cabinetry, lighting, and appliances.

As decisions are made, we update allowances and redline the plans to capture any requested changes.

These markups prepare us for final plan development in Phase 5.

REVIEW CURATED OPTIONS IN THE SPECIFICATIONS

For a faster experience, our project portal will be pre-populated with curated selections specific to your home based upon the most popular current trends that match your set budget.

If there are still options you wish to customize further, our in-house Design Consultant will accompany you to various suppliers to help you make the custom selections.

Phase 4: Site Visit & Vendor Walkthrough

We walk the site with key vendors to finalize logistics and collect accurate pricing for site prep and utility connections.

If needed, we provide a proposed elevation survey beforehand.

Your Budget Estimate is then updated with real vendor quotes, helping clarify final feasibility before final plans are prepared.

Phase 5: Final Plans & Pricing

We finalize the construction documents, including REScheck for code compliance, and prepare everything required for permitting.

Then, we coordinate with trade partners to collect final bids and update the plans accordingly.

Your final construction package is lender-ready and reflects all plan revisions and real-world costs.

FINALIZE SELECTIONS

Once all options are reviewed & considered, final choices are confirmed with hard quotes from vendors and trades to secure your price.

FINALIZE YOUR PLANS

All plans needed for construction are revised to reflect your decisions to ensure no mistakes are made in the field and everything is ready for financing, approvals and permits.

SIGN YOUR AGREEMENT & PLANS

You have one last meeting with your Design Consultant & Project Manager to review and sign off on everything.

CLOSE ON YOUR CONSTRUCTION LOAN

At this point, your appraisal should be complete and you can close on the construction loan with your lender.

At this point the hard work is done and you are able to sit back and relax as we do the rest.

We just finished a home with Carroll Construction and could not be happier! After a previously challenging build with another builder, we were a bit gun shy about starting the process … More again. It was also going to be a remote build which added to the anxiety since we wouldn’t be up there on a regular basis. All of those fears and anxiety were put to rest instantly. Robert’s attention to detail and clear communications kept us informed on everything, and he handled the few issues that came up without any worry on our part. Tracy was the most intuitive designer I’ve worked with in any capacity and finished our home perfectly, and Bethanie was the most meticulous forewoman who kept everyone in line and made sure we were always kept apprised of what was going on at the site with texts and pictures. She was also a fantastic animal wrangler! The team became much more than our builders; they became our friends. As I told them, we would do this all over again because the process was so easy, timely and stress free. That is saying it all for us. A client couldn’t ask for better!

It’s no small decision to build a custom home, let alone to choose the right builder to do so. When we chose Carroll Construction we knew we were going to receive integrity in communication … More and quality, but they exceeded that expectation. Despite all the ups and downs of the current construction market, high costs, product delays, etc. Carroll Construction was made to handle all these curveballs with ease. I feel if we were with any other builder, there would have been stress, chaos, confusion, etc. but they knew exactly how to navigate these misfortunes and end with a successful product and happy client. We are also extremely pleased with the quality of craftsmanship; they went above and beyond to build expertly in every way.
Above all else, there was always an open and continuous conversation between us and the building team. We cannot thank Carroll Construction enough for building our family home that will hold so many of our wonderful memories to come!
